Greatest common factor is greatest number that divides both the numbers without a remainder.

The terms are 12x ^2y ^3 and 8x y ^2

Break down each term in to prime factors.

12x ^2y ^3 = 2 * 3 * 2 * x * x * y * y * y

8x y ^2 = 2 * 2 * 2 * x * y * y

Common factors are 2 * 2 * x * y * y

Greatest common factor of  12x ^2y ^3 , 8x y ^2  is  4x y ^2.
