(x3 + x2y - 9xy2 - 9y3) / (x + y)

Take out common term x2 and  -9y2

= [x2(x + y)  -9y2(x + y)] / (x + y)

= (x + y)[x2 - 9y2] / (x + y)

= [x2 - 9y2].
